Frequently asked questions

What will be the economic impact to the region?

ARK@Denali has the potential to play a significant role in unlocking the economic gateway between Anchorage and the Denali State Park Reserves, where bond financing is in place to build the Denali State Park Visitor Center directly across the street — supporting future growth in the area.

The ARK will create a workforce of approximately 36 new jobs in Phase 1, and bring infrastructure development to this scenic wonder and retreat.

How do RV parks do in a recession?

Despite economic uncertainty, RV park bookings have remained strong. Kampgrounds of America’s (KOA) monthly research found that more than half of 2023 campers had already booked 2024 camping plans — 51% had at least one 2024 trip booked, and 58% said their 2023 camping trips exceeded expectations.

“The RV Park industry is incredibly well-positioned for both good times and bad. There are a few forms of real estate that are truly contrarian: Office isn’t, Retail isn’t, Lodging isn’t, Self-storage isn’t. But RV Parks are. RV parks have stood the test of time now for almost a century, and always done well… They always do well even in bad times.” — Frank Rolfe, RVU

I want to invest in RV parks. Why should I partner with ARK Denali?
  • Location, location, location — just for starters.
  • The uniqueness of the property location and the ability to add a hospitality component.
  • An operational partner living onsite to oversee all required management.
  • Projections built on a conservative case: the figures we share use our lower revenue projections.

What is the construction timeline?

The project is contractor-ready: the general contractor is under contract, grading bids are submitted, design is complete and the MEA 3-phase power path is approved.

  • Financing close: Phase 1 breaks ground on a 13-month production timeline.
  • Within 80 days: workforce housing & hostel revenue can begin.
  • Month 30: stabilization, targeted 30 months from financing close.
  • Exit strategy: sale to a strategic buyer or refinance of the stabilized asset.

NOTE: These figures are estimates and subject to change.

How will the site get electric power?

ARK@Denali is located just 600 ft from the end of the main MEA (Matanuska Electric Association) 3-phase power line, which runs along the Parks Highway from the Eagle River / Chugiak area to Denali State Park. The power extension path to the property is approved.

Fiber optic cable is also available. There will be a septic processing facility onsite to handle waste.
